Here’s how the program works:

Prior to writing an offer, we completely underwrite the buyers credit, income, assets.  We collect all of the relevant documentation, which is then reviewed by our underwriting team.  At that point, we issue a Proof of Funds letter to the buyer, which you’ll attach to their offer to purchase, enabling them to write a cash offer, free of a financing contingency.  

 

Once the offer is accepted, we process a traditional mortgage loan.  However, if something were to arise that would normally keep that loan from being approved (buyer job change, unforeseen property issue, etc.), we will still close.  We’ll fund it with our own money.
